Modern Stone Preserve is an advanced solvent-based outdoor sealer engineered to provide long-lasting protection for natural stone, concrete, masonry, grout, and other porous surfaces. Combining powerful oil and water repellency with deep organic bonding technology, Preserve helps protect surfaces from stains, moisture intrusion, salt exposure, acid rain, UV degradation, and harsh outdoor conditions.

Designed for demanding residential and commercial applications, this premium low-odor sealer penetrates deeply into the surface while maintaining a natural appearance. Preserve allows moisture vapor transmission and helps reduce ongoing maintenance while extending the life and appearance of exterior stone and masonry installations.

Application Instructions

• Ensure the surface is clean, dry, and free of waxes or coatings.
• Apply liberally using a paint pad, roller, brush, lambswool applicator, or low-pressure chemical sprayer.
• Distribute evenly across the surface for uniform penetration.
• Do not allow excess sealer to dry on the surface.
• Allow the sealer to dwell for up to 20 minutes or until it begins to dry.
• Remove excess material using clean towels or a cotton bonnet pad until the surface is dry.
• Apply a second coat if necessary after approximately 30 minutes.
• Buff the surface for an even appearance.
• Ready for foot traffic in approximately 2 hours.
• Full cure occurs within 24 to 48 hours.
• Clean tools using mineral spirits.

Coverage: Approximately 200 to 1,500 square feet per gallon. Coverage varies depending on surface porosity, absorbency, temperature, and application method.

Handling and Storage

Close container after each use. Store only in the original container in a dry, well-ventilated area. Avoid freezing temperatures and prolonged exposure to excessive heat. Keep away from sparks, flames, heat, and other ignition sources. Do not thin or dilute.

Caution

Wear rubber gloves and eye protection during application. Avoid contact with eyes and skin. In case of eye contact, flush immediately with water. If skin contact occurs, wash thoroughly with soap and water. Do not ingest. Do not induce vomiting. Seek medical attention if necessary.

Shipping Restrictions

Due to regulatory requirements, gallon containers cannot be shipped to certain states. Customers in affected states may purchase four quart containers instead.

Restricted states include Arizona, California, Connecticut, Delaware, Illinois, Indiana, Maine, Maryland, Massachusetts, New Hampshire, New Jersey, New York, Ohio, Pennsylvania, Rhode Island, Vermont, Virginia, and Washington.
