Modern Stone Select Seal is a premium low-odor water-based sealer formulated to provide effective stain and oil repellency for natural stone, concrete, masonry, grout, and other porous surfaces. Its advanced penetrating formula protects against everyday staining while maintaining the natural appearance of the surface.

Designed for both residential and commercial applications, Select Seal allows moisture vapor transmission, may be used as a pre-grouting sealer, and helps reduce ongoing cleaning and maintenance without changing the natural look of the surface.

Application Instructions

• Ensure the surface is clean, dry, and free of waxes or coatings.
• Apply generously using a paint pad, roller, brush, lambswool applicator, or low-pressure chemical sprayer.
• Distribute evenly to ensure maximum penetration and uniform coverage.
• Do not allow excess sealer to dry on the surface.
• For dense materials, apply a lighter coat to prevent residue.
• Allow the sealer to dwell for up to 20 minutes or until it begins to dry.
• Remove excess with clean towels or a cotton bonnet pad until completely dry.
• Apply a second coat after approximately 30 minutes if additional protection is desired.
• Buff the surface for an even finish.
• Ready for foot traffic in approximately 2 hours.
• Full cure occurs within 24 to 48 hours.
• Clean tools with water.

Coverage: Approximately 200 to 1,500 square feet per gallon. Actual coverage varies depending on surface porosity, absorbency, texture, and application method.

Handling and Storage

Close the container after each use. Store only in the original container in a dry, well-ventilated area. Protect from freezing temperatures and prolonged exposure to excessive heat. Do not thin or dilute.

Caution

Wear rubber gloves and eye protection during application. Avoid contact with eyes and skin. In case of eye contact, flush immediately with clean water. Wash exposed skin thoroughly with soap and water. Do not ingest. Do not induce vomiting. Seek medical attention if necessary.
