Modern Stone Max Guard Water Base, formerly known as Clear Guard Water, is a premium low-odor water-based penetrating sealer formulated to provide maximum stain protection and excellent oil and water repellency on a variety of natural stone, tile, grout, and masonry surfaces. This natural-look sealer helps protect against everyday spills while allowing moisture vapor transmission with little or no change in surface appearance.

Designed for both residential and commercial applications, Max Guard penetrates deeply into porous surfaces to help resist staining while preserving the natural beauty of stone and masonry. Its water-based formula is easy to apply, low in odor, VOC compliant, and suitable for both interior and exterior use. Max Guard may also be used as a pre-grouting sealer and helps reduce long-term cleaning and maintenance requirements.

Application Instructions

• Ensure the surface is clean, dry, and free of waxes, coatings, and contaminants.
• Apply Max Guard liberally using a paint pad, roller, brush, lambswool applicator, or low-pressure chemical sprayer.
• Distribute evenly across the entire surface to maximize penetration and coverage.
• Do not allow excess sealer to dry on the surface.
• For dense substrates, a lighter application may be recommended to avoid excess product remaining on the surface.
• Allow the sealer to dwell for up to 20 minutes or until it begins to dry.
• Remove excess material with clean towels or a cotton bonnet pad until the surface is completely dry.
• Apply a second coat if necessary approximately 30 minutes after the first application.
• Buff the surface for an even appearance.
• Ready for foot traffic in approximately 2 hours.
• Full cure occurs within 24 to 48 hours.
• Clean tools with water.

Coverage: Approximately 200 to 1,500 square feet per gallon depending on surface porosity, absorbency, application method, and site conditions.

Handling and Storage

Close container after each use. Store only in the original container in a dry, well-ventilated area. Avoid freezing temperatures and prolonged exposure to excessive heat. Keep away from sparks, flames, and ignition sources. Do not thin or dilute.

Caution

Wear rubber gloves and eye protection during application. Avoid contact with eyes and skin. In case of eye contact, flush immediately with water. If skin contact occurs, wash thoroughly with soap and water. Do not ingest. Do not induce vomiting. Seek medical attention if necessary.
