Modern Stone Paver & Masonry Outdoor Sealer is a professional-grade water-based penetrating sealer formulated to protect exterior pavers, masonry, concrete, grout, and natural stone surfaces from water, oil, weathering, and environmental contaminants. Its advanced formula provides deep penetration and long-lasting protection while maintaining the natural appearance of the surface.

Designed specifically for outdoor applications, this low-odor sealer helps protect against salt damage, acid rain, high-alkali soils, UV exposure, and organic degradation. The penetrating formula allows moisture vapor transmission while helping reduce long-term maintenance and cleaning requirements.

Application Instructions

• Ensure the surface is clean, dry, and free of waxes, coatings, and contaminants.
• Apply sealer using a paint pad, roller, brush, lambswool applicator, or low-pressure chemical sprayer.
• Distribute evenly across the entire surface to ensure maximum penetration and uniform coverage.
• Do not allow excess sealer to dry on the surface.
• For dense substrates, lighter application rates may help prevent excess material from remaining on the surface.
• Allow the sealer to dwell for up to 20 minutes or until it begins to dry.
• Remove excess material using clean towels or a cotton bonnet pad until the surface is completely dry.
• Apply a second coat approximately 30 minutes after the first application if necessary.
• Buff the surface for a uniform appearance.
• Ready for foot traffic in approximately 2 hours.
• Full cure occurs within 24 to 48 hours.
• Clean tools with water.

Coverage: Approximately 200 to 1,500 square feet per gallon depending on surface porosity, absorbency, application method, and site conditions.

Handling and Storage

Close container after each use. Store only in the original container in a dry, well-ventilated area. Avoid freezing temperatures and prolonged exposure to excessive heat. Keep away from heat, sparks, flames, and other ignition sources. Do not thin or dilute.

Caution

Wear rubber gloves and eye protection during application. Avoid contact with eyes and skin. If eye contact occurs, flush immediately with water. If skin contact occurs, wash thoroughly with soap and water. Do not ingest. Do not induce vomiting. Seek medical attention if necessary.
