Modern Stone Tech Seal is a premium low-odor solvent-based penetrating sealer formulated to provide maximum stain protection and excellent oil and water repellency on natural stone, tile, grout, concrete, and masonry surfaces. Designed to penetrate deep into porous materials, Tech Seal helps protect against everyday staining while maintaining the natural appearance of the surface with little or no visible change.

Suitable for both residential and commercial applications, this professional-grade impregnating sealer allows moisture vapor transmission while reducing long-term maintenance requirements. Tech Seal may also be used as a pre-grouting sealer and is ideal for interior and exterior installations where long-lasting protection is required.

Application Instructions

• Ensure the surface is clean, dry, and free of waxes, coatings, and contaminants.
• Apply Tech Seal liberally using a paint pad, roller, brush, lambswool applicator, or low-pressure chemical sprayer.
• Distribute evenly across the entire surface to maximize penetration and coverage.
• Do not allow excess sealer to dry on the surface.
• For dense substrates, a lighter application may be recommended to prevent excess product from remaining on the surface.
• Allow the sealer to dwell for up to 20 minutes or until it begins to dry.
• Remove excess material using clean towels or a cotton bonnet pad until the surface is completely dry.
• Apply a second coat if necessary approximately 30 minutes after the first application.
• Buff the surface for a uniform appearance.
• Ready for foot traffic in approximately 2 hours.
• Full cure is achieved within 24 to 48 hours.
• Clean tools with mineral spirits.

Coverage: Approximately 200 to 1,500 square feet per gallon depending on surface porosity, absorbency, application method, and site conditions.

Handling and Storage

Close container after each use. Store only in the original container in a dry, well-ventilated area. Avoid freezing temperatures and prolonged exposure to excessive heat. Keep away from sparks, flames, and other ignition sources. Do not thin or dilute.

Caution

Wear rubber gloves and eye protection during application. Avoid contact with eyes and skin. In case of eye contact, flush immediately with water. If skin contact occurs, wash thoroughly with soap and water. Do not ingest. Do not induce vomiting. Seek medical attention if necessary.
